When the office emails or calls an agent with a buyer lead on their own residential listing, a referral agreement will be emailed to them requesting a signature and to be returned. This is because although the agent is guaranteed the listing side and commission from that deal, when the office receives a phone call/email inquiry about the property (unless the inquirer specifically asks for the agent by name), the listing agent is not entitled to receive the referral. The referral agreement reflects the buyer side and commission of that deal.
