Doesn’t the line that says ‘THIS IS A LEGALLY BINDING CONTRACT. IF NOT FULLY UNDERSTOOD, SEEK THE ADVICE OF AN ATTORNEY PRIOR TO SIGNING’ protect the agent against a Buyer claiming they did not know or understand everything they were signing?

That is a great theory, outside of a courtroom, but it does NOT stop a Plantiff from pursuing a litigation and blaming you. It costs a lot of time, effort and money to ‘win’ a litigation. Better to be extra protected by doing the job fully and accurately than taking a chance on a questionable defense.
