If you are unable to obtain a disclosure or document from the seller, make all attempts to use the Buyer’s Disclosure Release form or Seller’s Disclosure Release form, depending on which side you represent. If your client refuses to sign the document or you are unable to obtain a signature for any reason, resort to an Agent Affidavit. There are some documents that are not permitted to be listed on these releases /affidavits. Such items include, but are not limited to:

1. Contract

2. Composite Disclosure (Buyer or Seller)

3. Commission Disbursement

4. Settlement Statement
