If the Buyer initials the ‘DO NOT REQUIRE’ line on the disclosure, what am I supposed to do when writing the offer?

It is your responsibility (PCRS Office Policy) to fully complete the contract by filling in ALL the lines and checking ALL the appropriate boxes. It does not matter what the Buyer’s wish is regarding your professional duties and responsibilities. This is a protection device for you should a dispute arise and the Buyer tried to place blame and responsibility on you. You have at least one piece of defense that protects you. This is ‘RISK MANAGEMENT’ policy for our E&O carrier. So if the Buyer doesn’t care, we do and the contract should be fully completed.
